IV. DESCRIPTION OF SITE AND PROJECT <br />A. Site <br />1. Ownership <br />The Agency will acquire all of the property that was privately owned within the Site and <br />create new tract maps to reflect the subdivision on the property into the configuration <br />described above and in the draft DDA. <br />2. Site Description <br />The Site is comprised of approximately 161,852 SF in the Alameda County-City of San <br />Leandro Redevelopment Project Area. <br />3. Access <br />Regional access to the Site is from the Marina Boulevard exit from I-880. However, due <br />to the configuration and limited frontage on Marina Boulevard, the Site has inferior <br />access to Marina Boulevard for the proposed use as an auto dealership. <br />4. Soil and Hazardous Materials <br />This analysis presumes that the soil and sub-soil conditions are adequate for the <br />proposed development and any existing conditions are known to the Developer. <br />5. Public Utilities <br />For the purpose of this analysis, it is presumed that the Developer will determine the <br />need for upgrades of existing water, storm drain, and sewer services and make <br />necessary upgrades to serve the proposed Project. <br />6. Zoning <br />It is presumed that the current zoning and land use designation under the <br />Redevelopment Plan permit the proposed Project. <br />7.
