<br />EXHIBIT A <br />SCOPE OF SERVICES <br />1.0 PROJECT DESCRIPTION <br />This project consists of developing a schematic design, which is herein referred to as basic <br />services, of two branch libraries, namely; Manor and Mulford/Marina Branch Libraries, <br />including onsite improvements. The Consultant's Services will include architectural, civil, <br />structural, mechanical and electrical engineering services and landscape architectural <br />services. <br />BASIC SERVICES <br />The Consultant's Basic Services consist of those described herein below in Paragraph 1.1 <br />through 1.3 and include normal civil, structural, mechanical and electrical engineering <br />services and normal landscape architecture services. The Consultant shall attend Project <br />Management Team meetings, according to mutually agreed upon schedule. <br />1.1. PROGRANIlVIING PHASE SERVICES <br />1.1.1 The Consultant shall develop a Project Directory. <br />1.1.2 The Consultant shall review additional relevant City-provided project information <br />on demographics, the existing senior center and existing senior programs, which <br />the consultant was not privileged to obtain during prototype design study. <br />1.1.3 The Consultant shall refine the Project Schedule and work plan and present it to <br />the Project Management Team. <br />1.1.4 The Consultant shall develop a Building Program setting forth the project <br />requirements. <br />1.1.5 The Consultant shall present the Building Program to the PMT for approval. <br />DELIVERABLES: Project Directory, Project Schedule and Work plan, and <br />Building Program. <br />1.2 SITE ANALYSIS PHASE <br />1.2.1 The Consultant shall prepare an analysis of the site with respect to the approved <br />Building Program. <br />1.2.2 The Consultant shall present the Site Analysis to the PMT. <br />1.2.3 The Consultant shall prepare two Conceptual Site Plans for each site. <br />1.2.4 The Consultant shall present the Conceptual Site Plans to the PMT for selection <br />of the preferred Site Concept. <br />1.2.5 Based upon the selected site concepts and the approved Building Program, the <br />Consultant shall prepare a Conceptual Project Budget for each site. <br />Exhibit A <br />6/12/95 <br />Page 1 of 4 <br />Manor & Marina/Mulford Branch Libraries Schematic Design <br />
