<br />2. Prior to approval of the Final Map, the Subdivider shall enter into a Subdivision <br />Improvement Agreement and shall post security in the amounts and forms <br />acceptable to the City Engineer. <br />3: Subdivider shall pay Park Facilities Development Impact Fee as per new <br />ordinance, which will be applicable to this development. <br />4. Subdivider shall pay Development Fee for Street Improvement (DFSI) as <br />determined by the City Transportation Administrator. <br />5. Subdivider shall pay Parkland-in-lieu for the difference of the improvements and <br />parkland required and provided in the project as per Section 800 of Chapter 1 <br />Title VII of San Leandro Municipal Code. <br />L PRIVATE IMPROVEMENTS <br />1. All of the streets and services within the project boundary must be privately <br />maintained, with the exception of the existing sanitary sewer and storm drain <br />mains on Preda Street. <br />2. All of the sanitary sewer and storm drainage facilities constructed within the <br />boundaries of the project shall be privately owned and maintained by the <br />Homeowner's Association, unless otherwise noted on the approved improvement <br />plans, up to the point of connection of the systems to an existing public facility. <br />J. MINI PARKS. STREET TREES AND LANDSCAPING <br />1. The Subdivider shall provide and construct parks in accordance with the <br />standards of Section 7-1-800, et seq., San Leandro Municipal Code and as <br />required by the Park & Recreation Commission. All such parks shall be owned <br />and maintained by the Subdivider or the project Homeowner's Association. <br />2. The Subdivider shall prepare a landscaping and irrigation plan for review and <br />approval by Development Services and the Engineering and Transportation <br />Department. The landscape plan shall include species, size, quantities and <br />location. All landscaping shall be designed with efficient irrigation practices to <br />reduce runoff, to promote surface filtration and minimize the use of fertilizers <br />and pesticide which can contribute to runoff pollution. <br />3. Subdivider shall plant an average of at least one (1) street tree per lot within the <br />project frontages along the new streets, and shall maintain these street trees for <br />not less than three years or until the trees are well established. Street tree <br />locations shall be approved by the City Engineer. Street tree species shall be <br />approved by the City Landscape supervisor. <br />Page 8 of 9 Vesting Tentative Map 7053 <br />
