deficiencies in existing sewers in Preda Street and Davis Street. The Developer <br />shall provide an analysis prepared by a registered Civil Engineer to determine <br />needs for the project site and possible upsizing of existing facilities. All <br />improvements needed as a result of these analyses shall be implemented as part <br />of the overall on- and off-site improvements, or if these improvements are <br />completed by others, the Developer shall pay its fair share of costs to the City to <br />be reimbursed to the appropriate entity that completed the improvements. <br />2. The Subdivider is proposing to install a sewer lift station to drain sewer from a <br />portion of the subdivision. All costs of design and installation of the sewer lift <br />station shall be borne by the Subdivider to the satisfaction of the City Engineer: <br />The City policy requires installation of one standby pump for each new pump <br />installed. The responsibility of maintenance and repair of the lift station shall be <br />of the Homeowner's Associations and should be described in the Covenant, <br />Conditions and Restrictions (CC&Rs) for the project. The Subdivider shall post <br />a non-refundable deposit for the lift station to the City. In the event that the <br />Homeowner's Association fails to operate the lift station in a satisfactory manner <br />such that it poses a public health hazard, the City's Public Works Department <br />will perform necessary repairs and charge to this deposit. The amount of this <br />deposit shall be determined by the City Engineer based upon the factors such as <br />pump replacement costs and annual maintenance costs. The Homeowner's <br />Association shall maintain the required minimum deposit for the life of the <br />Subdivision. <br />G. UNDERGROUNDNG OF OVERHEAD UTILITIES <br />Undergrounding of Utilities: All utilities on-site and through the project <br />frontage along Preda Street shall be installed or converted to underground <br />facilities. <br />2. Subdivider shall place all utility services for the project underground, including <br />any service connections to the existing overhead utilities along Preda Street. <br />3. Prior to approval of the first Final Map, the Subdivider shall provide written <br />evidence from utility companies that satisfactory arrangements, including <br />necessary payments, have been made to ensure undergrounding or removal of <br />existing overhead utility lines through the site. <br />H. FEES AND DEPOSITS <br />Design review fees, development impact fees, permit fees, inspection fees, and <br />any other fees charged by the City or other reviewing agencies for the review, <br />approval, permitting and inspection of the above listed public improvements <br />shall be paid by the Developer. <br />Page 7 of 9 Vesting Tentative Map 7053 <br />
