Article Seven: SPECIFIC REQUIREMENTS REGARDING REMEDIES <br />7.01 Rights Upon Default <br />If Developer defaults pursuant to the Agreement, the loan amount owing pursuant to Section 3.02 <br />shall become immediately due and payable. <br />7.02 Construction Plans. <br />If the Agreement is terminated pursuant to Section 6.04 of this Park Developer shall deliver to the <br />Agency copies of any development or construction plans Developer has had prepared for the <br />Improvements on the Property. Developer does not warrant or guarantee the correctness or usability of <br />any plans delivered to the Agency. The drawings, specifications, and other documents prepared by the <br />architect retain all common law, statutory and other reserved rights, including copyright <br />7.03 Rights of Mortgagees. <br />Any rights of the Agency under this Article Seven shall not defeat, limit or render invalid any lease, <br />mortgage, deed of trust or any other security interest permitted by this Agreement or any rights provided for <br />in this Agreement for the protection of holder of security interests in the Property. <br />Article Eight GENERAL REQUIREMENTS AFTER CONSTRUCTION <br />8.01 licabili . <br />The Developer, for itself, its successors and assigns agrees that upon the Developer's satisfaction <br />of the conditions for issuance of the Certificate of Completion, the conditions set forth in this Article Eight <br />shall apply for fifty-five (55) years, except the covenants against discrimination at Section 8.02 of this <br />Agreement shall be perpetual. <br />8.02 Mandatory Language in All Subsequent Deeds Leases and Contracts. <br />All deeds, leases or contracts made or entered into by Developer, its successors or assigns, as to <br />any portion of the Property shall contain therein the following language: <br />(a) In Deeds: <br />"Grantee herein covenants by and for itself, its successors and assigns, and all <br />persons claiming under or through it, that there shall be no discrimination against <br />or segregation of a person or of a group of persons on account of race, color, <br />religion, creed, sex, marital status, ancestry, or national origin in the sale, lease, <br />sublease, transfer, use, occupancy, tenure or enjoyment of the property herein <br />conveyed nor shall the grantee or any person claiming under or through the <br />grantee establish or permit any such practice or practices of discrimination or <br />segregation with reference to the selection, location, number, use or occupancy of <br />14 <br />
