111DESRIPTION O SITE AND'P <br />.C..>':6. <br />A. Site <br />1. Ownership <br />The Site of this reuse appraisal is the former San Leandro Corporation Yard site. The Site is <br />currently owned by the Agency and is to be conveyed to the Developer for construction of the <br />Project. <br />2. Property Description <br />The Site is level, rectangular in shape, with approximately 776 feet of frontage on San Leandro <br />Boulevard and approximately 324 feet of frontage on Davis Street. The Site is bounded on the <br />north by the San Leandro Creek. The gross land are is approximately 338,339 sq.ft. (7.767 <br />acres). Approximately 89,544 sq.ft. (2.06 acres) will be retained by the City and utilized as a <br />creekwalk. The land area being conveyed is 248,795 sq.ft. (5.71 acres). <br />3. Access <br />Access to the Site is good, as both San Leandro Boulevard and Davis Street are major <br />thoroughfares in San Leandro. In addition, the San Leandro BART station is located on the <br />southwest comer of the same interchange as the Site. <br />4 Soil and Hazardous Materials <br />Soil and sub -soil conditions are known to the Developer and are suitable for the proposed Project <br />without extraordinary costs. A case closure letter for the Site has been issued by the Regional <br />Water Quality Control Board. <br />5. Public Utilities <br />All public utilities are available and can be provided to the Site. <br />6. Land Use Designation <br />The land use designation under the Redevelopment Plan will permit the development of the <br />Project in accordance with the provisions of the DDA. <br />Keyser Marston Associates, Inc. <br />19096.001\002-002.doc Page 8 <br />
