General Conditions: All mechanical equipment and other equipment on the <br />building shall be screened from view from adjacent public streets, and private properties. Loading <br />and trash areas shall be screened from view from the adjacent streets and properties. <br />All on-site vehicular and pedestrian routes shall be coordinated with Agency and City <br />public improvements and circulation plans and shall be subject to approval by the City's Traffic <br />Engineer. <br />All on-site utilities shall be installed underground. Utility and related mechanical <br />equipment shall be installed underground or screened from public view. <br />The Developer shall apply to and receive approvals from the City and the Agency for <br />the project's site design and elevations as required by any and all applicable City codes and <br />regulations and the Agreement. <br />D. General Requirements. <br />The Developer shall comply with the following general requirements: <br />1. The Developer shall devote the property to the uses, restrictions and <br />covenants specified in the Agreement. <br />2. The Developer shall grant and permit all necessary utility easements and <br />rights for the development of the Property and the improvement of the Adjacent City Property, <br />including sanitary sewer, storm drains, water, electrical power, telephone, natural gas, CATV, and <br />any other utility easements. <br />3. Installation of all public improvements required in connection with the <br />entitlements for the Developer Improvements, and payment of all fees imposed by public agencies in <br />connection with the provision of the Developer Improvements (excepting only that the payment of <br />building fees for Phase 2 Improvements shall not be required unless and until the Developer <br />undertakes the Phase 2 Improvements). <br />4. All of the Phase 1 Improvements shall be constructed in one phase by the <br />times established therefor in the Agreement. <br />D-3 <br />DOCS007017000\24258.0001 (' ►^��!- <br />
