13. LANDSCAPING <br />Landscape and Irrigation plans shall be submitted to Development Services <br />Director for review and approval prior to issuance of building permit. The plans <br />shall include the following: <br />• Specifications for all landscape material, irrigation material, or site <br />furnishings <br />• Sod and irrigation in the area for the future Friends of San Leandro Creek <br />• Enlargement and enhancement of the planting area adjacent to the <br />southeastern portion of the project. Planting area enlargement shall be <br />through making parking stalls alongside condominium building all compact <br />spaces. Resultant larger planting area shall be designed with solid buffer <br />of suitable tree species to maximize visual buffer. <br />A tree survey prepared by an Arborist Certified by the International Society of <br />Arboriculture shall be submitted to the Development Services Director for review <br />and approval prior to issuance of a grading permit. The tree survey shall contain <br />the following: <br />• The location, species, state of health, structural defects, life expectancy, <br />form, size and suitability within the context of the proposed site <br />development of all trees over 7.5 inch dbh on the development site. <br />• The designation of trees proposed for removal <br />• A tree protection plan that delineates actions that shall be taken to <br />preserve trees proposed for retention <br />
