Kung (Applicant and Property Owner) <br /> COMPLIANCE WITH APPROVED PLANS <br /> A. The applicant/property owner shall comply with Exhibits A through C, dated <br /> September 13, 2005, except as hereinafter modified. (Exhibits are on file in the City <br /> of San Leandro Community Development Department, 835 East 14th Street, San <br /> Leandro, California, 94577). <br /> Exhibit A - Site Plan and Streetscape Elevations <br /> Exhibit 13 — Roof Plan and Floor Plans <br /> Exhibit C - Elevations <br /> 13. The applicant/property owner shall be responsible for assuring that any successor in <br /> interest who assumes responsibility for this zoning approval is informed of its terms <br /> and conditions. <br /> C. Construction shall commence within one (1) year following Zoning Enforcement <br /> Official approval of the Minor Site Plan Review and shall be substantially <br /> completed one year after commencement of construction. For the purpose of <br /> compliance with this condition, commencement of construction shall be defined <br /> as the construction of a substantial portion of the building foundation structures. <br /> D. This Minor Site Plan Review approval permits the construction of a one- and two - <br /> story addition with approximately 1,510 square feet of living area, to the existing <br /> 1,518 existing single -story home at 1118 Manor Boulevard, Alameda County <br /> Assessor's Parcel Number 80H- 1500 -3. <br /> E. Prior to issuance of building pemmits, a detailed landscape plan and an irrigation , <br /> plan for the front yard and street side yard (yards facing Manor Boulevard and <br /> Dewey Street, respectively) shall be submitted with the building permit set of <br /> plans for the review and approval of the Zoning Enforcement Official. At a <br /> minimum, the landscape plan shall include trees with a minimum size of 15- gallons. <br /> The landscape plan shall also include a pallet of flowering shrubs or plants that have <br /> colorful foliage and turf and/or ground cover planting. The minimum size for the <br /> shrubs shall be five- gallons and the ground cover shall be one - gallon or from flats <br /> with the necessary spacing to cover the planter areas in a growing season. <br /> F. Prior to issuance of building permits, plans including details and specifications for <br /> an architecturally solid six- to seven -foot good neighbor fence of either lap or <br /> tongue and groove with solid cap and reverse batten with posts set at six feet on <br /> center shall be submitted for the review and approval of the Zoning Enforcement <br /> Official.
