Pursuant to Zoning Code Section 4- <br /> 1652, the fence shall maintain a minimum setback of 10 feet from the Dewey <br /> Street right -of -way line (property line.). Said fence details and specifications shall <br /> be subject to the review and approval of the Zoning Enforcement Official. <br /> G. Prior to inspection of the rough framing, all approved landscaping, irrigation and <br /> fencing shall be installed to the satisfaction of the Zoning Enforcement Official with <br /> the exception of area(s) designated for access during construction of the addition. <br /> H. Prior to final inspection, all required landscaping, irrigation and fencing shall be <br /> installed to the satisfaction of the Community Development Department. <br /> I. The subject residence shall be limited to single - family occupancy, only, unless the <br /> City grants approval of a permit for any other unit. For the purposes of this <br /> condition, installation of any appliances for cooking, including, but not limited to <br /> a stove, hot plate or microwave oven, in any room other than the individual <br /> kitchen in the existing dwelling unit within the single- family home, shall be <br /> deemed the creation of an additional kitchen and therefore creation of an <br /> additional dwelling unit. Specifically, bedrooms or any room other than the <br /> designated kitchen in the home on the property shall not have any other kitchen <br /> and shall not be acknowledged as a separate dwelling unit at the subject property. <br /> 11. GENERAL CONDITIONS <br /> A. All structures shall be structurally sound and well maintained at all times; any <br /> damage to the structures shall be promptly repaired. <br /> B. Any graffiti on the property shall be promptly removed. <br /> C. All landscaping shall be maintained in a healthy and growing condition at all times. <br /> Any damaged or dead plant material shall be promptly replaced with a plant <br /> material similar in type and comparable in size to the plant(s) being removed. <br /> D. The perimeter fencing shall be structurally sound and well maintained at all times. <br /> Any damage to the fencing shall be promptly replaced or repaired. <br /> E. Construction activity shall not commence prior to 7:00 a.m. and shall cease by <br /> 7:00 p.m. Monday through Friday, and construction activity shall not commence <br /> prior to 8:00 a.m. and shall cease by 7:00 p.m. on Sunday and Saturday. No such <br /> construction is permitted on Federal holidays. As provided in this City of San <br /> Leandro's Noise Ordinance (ORDINANCE NO. 2003 — 005), "construction" shall <br /> mean any site preparation, assembly, erection, substantial repair, alteration, <br /> demolition or similar action, for or on any private property, public or private right - <br /> of -way, streets, structures, utilities, facilities, or other similar property. <br /> Construction activities carried on in violation of this Article may be enforced as <br /> provided in Section 4 -1 -1130, and may also be enforced by issuance of a stop <br /> Agreement to Conditions September 13, 2005 (revised April 25, 2006) <br /> PLN2005-00086 Page 4 of 5 <br />
