Pursuant to Zoning Code Section 4- 1652, the fence shall maintain a minimum setback of 10 feet from the Dewey Street right -of -way line (property line.). Said fence details and specifications shall be subject to the review and approval of the Zoning Enforcement Official. G. Prior to inspection of the rough framing, all approved landscaping, irrigation and fencing shall be installed to the satisfaction of the Zoning Enforcement Official with the exception of area(s) designated for access during construction of the addition. H. Prior to final inspection, all required landscaping, irrigation and fencing shall be installed to the satisfaction of the Community Development Department. I. The subject residence shall be limited to single - family occupancy, only, unless the City grants approval of a permit for any other unit. For the purposes of this condition, installation of any appliances for cooking, including, but not limited to a stove, hot plate or microwave oven, in any room other than the individual kitchen in the existing dwelling unit within the single- family home, shall be deemed the creation of an additional kitchen and therefore creation of an additional dwelling unit. Specifically, bedrooms or any room other than the designated kitchen in the home on the property shall not have any other kitchen and shall not be acknowledged as a separate dwelling unit at the subject property. 11. GENERAL CONDITIONS A. All structures shall be structurally sound and well maintained at all times; any damage to the structures shall be promptly repaired. B. Any graffiti on the property shall be promptly removed. C. All landscaping shall be maintained in a healthy and growing condition at all times. Any damaged or dead plant material shall be promptly replaced with a plant material similar in type and comparable in size to the plant(s) being removed. D. The perimeter fencing shall be structurally sound and well maintained at all times. Any damage to the fencing shall be promptly replaced or repaired. E. Construction activity shall not commence prior to 7:00 a.m. and shall cease by 7:00 p.m. Monday through Friday, and construction activity shall not commence prior to 8:00 a.m. and shall cease by 7:00 p.m. on Sunday and Saturday. No such construction is permitted on Federal holidays. As provided in this City of San Leandro's Noise Ordinance (ORDINANCE NO. 2003 — 005), "construction" shall mean any site preparation, assembly, erection, substantial repair, alteration, demolition or similar action, for or on any private property, public or private right - of -way, streets, structures, utilities, facilities, or other similar property.
