. JR. FIRE DEPARTMENT <br /> A. A fire safety inspection shall be scheduled with the Fire Department prior to start <br /> of day care activities. <br /> B. The project shall maintain compliance with the California Uniform Building and <br /> Fire Codes as adopted by the City of San Leandro. <br /> IV. ENGINEERING DEPARTMENT <br /> A. The temporary cyclone fencing for the outdoor play area (between Monday and <br /> Friday) shall be conspicuous so that pedestrians and vehicles will not incidentally <br /> hit the fence. Prior to start of day care activities, details of the manner by which the <br /> fence's visibility will be enhanced, such as using reflective markers, shall be <br /> provided. Said materials shall include a sign stating "Children at Play" as well as <br /> cones placed around the perimeter of the play area. <br /> V. FENCING <br /> A. The temporary fencing for the outdoor play area shall be designed to have supports <br /> that are embedded into the asphalt surface so as to provide a more balanced and <br /> secure enclosure. <br /> \'. SIGNAGE <br /> A. Any change in signage proposed by the applicant shall conform to Article 18 of the <br /> San Leandro Zoning Code. <br /> \'I. GENERAL CONDITIONS <br /> A. The applicant shall develop a clear, written courtesy policy to be distributed to all <br /> parents of children attending the facility so that care is taken to minimize noise <br /> impacts to neighbors. A copy of the policy shall be submitted to the City and placed <br /> in the project file. <br /> B. Any additional lighting shall be placed in a manner that does not produce light and <br /> glare impacts to adjacent properties. <br /> C. The approvals granted by the City as a result of this application, as well as the <br /> Conditions of Approval, shall be recorded in the Office of the County Recorder of <br /> Alameda County. <br /> D. No application for amendment of the application or conditions of approval may be <br /> submitted or accepted for processing by the City of San Leandro unless (1) there is <br /> full compliance with all terms of the application and Conditions of Approval; or (ii) <br /> the Community Development Director waives compliance with the terms of the <br /> application and Conditions of Approval pending application for amendment. <br /> 1" 4 <br /> E. Pursuant to Zoning Code Section 5 -2218, this approval shall lapse on February 4, <br /> 2011, unless a) a business license has been issued, coupled with diligent progress <br /> evidencing a good -faith intent to commence the intended use, or b) a written request <br /> for a one -year extension of the use permit is approved by the Zoning <br /> Official. - <br /> Conditions of Approval February 4, 2010 <br /> PLN2009 -00048 Page 4 of 4 <br />
