<br /> <br />EXHIBIT A <br />SCOPE OF SERVICES <br />L Project Description <br />Contractor shall provide all professional architectural services for the design of a one- <br />story, 11,000+/- square-foot, Fire Station, an essential services building, to be <br />constructed on a 40,000-square-foot property at 2194 Williams Street in San Leandro, <br />California. Building will be concrete slab on grade. Building construction will be of <br />same type as Fire Station No.l 1. Major site items will include a fuel fill station, wash <br />bay, sign, and generator set. <br />II. Assumptions <br />A. Owner will provide: <br />1. Fire station design prototype documents and report, including: cost estimate, room <br />furniture plans, floor plan, construction/finish materials, site plan <br />2. Geotechnical report and geologic and seismic hazards study <br />3. Site boundary, topography, and utility survey <br />B. Prototype building and site layout as shown in report titled `Alameda County Fire <br />Station Prototype Study' by Don Dommer Associates dated February 25, 2000 (City <br />of San Leandro Engineering and Transportation job number 230-28-111) will fit the <br />site with only minor modification. <br />C. Scope will include minor plan changes to be incorporated into the floor plan in the <br />initial phase of schematic drawings. <br />D. Design services will include furniture, structural, mechanical, plumbing, fire <br />protection, electrical, landscape and site civil services. <br />E. Materials and colors have been selected for interiors, they will be the same as for Fire <br />Station No. 11. Specifications for construction will be the same as for Fire Station 11 <br />with only minor changes. Furniture will be the same as for Fire Station 11 with only <br />minor changes. Architectural features will be the same as for Fire Station 11, details <br />will be the same as for Fire Station 11 wherever possible. <br />F. San Leandro Engineering will present the project to the City Council & Planning <br />Commission. <br />III. Design Requirements <br />A.
