Exhibit B <br /> Preliminary Development Plan <br /> The attached site plan and elevation plan, together with the description on this page, is <br /> the Preliminary Development Plan proposed for the subject property at 1948 Davis <br /> Street. <br /> The project shall consist of one 5,850 square foot rectangular structure as illustrated in <br /> the attached plans. The architectural treatment of the building will be similar to the <br /> adjacent Purrfect Tune project to present a unified appearance to customers of both <br /> facilities. <br /> The auto service uses that are permitted on site will be limited to the repair of <br /> automobiles, small trucks and motorcycles, and can include the sale, installation, and <br /> servicing of related equipment and parts pursuant to the Zoning Ordinance definition of <br /> "Vehicle /Equipment Repair, Limited ". Examples of uses that could be permitted at this <br /> location under this definition include transmission repair, smog certification, wheel and <br /> brake shops, and tire sales and installation. However, body and fender shops, normally <br /> allowed under the Limited Vehicle /Equipment Repair land use definition, would not be <br /> permitted at this location for the life of the Redevelopment Area, since these uses are <br /> incompatible with other uses in this "Business Park" section of the Project Area. In <br /> addition, all automobile repair work must be conducted in- doors, in one of the four <br /> service bays. Inoperative vehicles, as defined in the City's Municipal Code, are <br /> prohibited from being parked on the property. <br /> 93 <br />
