3. Prior to approval of the Final Map, Subdivider shall pay Development Fee for Street Improvement <br /> (DFSI) as determined by the City Transportation Administrator, and park -in -lieu fees (see condition <br /> 1 -1) as determined by the City Engineer. The Transportation Administrator has determined that the <br /> DFSI for this development shall be nine thousand nine hundred dollars (59,900). <br /> 1. MINI PARKS, LANDSCAPING AND PERIMETER WALLS <br /> 1. Subdivider shall pay Parkland -in -lieu fees in accordance with the Standards of Section 7 -1 -800, et <br /> seq. San Leandro Municipal Code. <br /> 2. Prior to approval of the Final Map, the Subdivider shall prepare a landscaping and irrigation plan for <br /> review and approval by the Development Services and the Engineering and Transportation <br /> Department. The landscape plan shall include species, size, quantities and location and shall <br /> incorporate the existing street trees along the project frontage. All landscaping shall be designed with <br /> efficient irrigation practices to reduce runoff, promote surface infiltration and minimize the use of <br /> fertilizers and pesticides that can contribute to stomiwater pollution. Landscaping and other surface <br /> features shall be located as not to impair sight distance at driveways. <br /> 3. Subdivider shall plant an average of one street tree per lot within the project frontage along Estudillo <br /> Avenue, Santa Rosa Street and Joaquin Avenue and shall remove any existing trees as required by the <br /> City Landscape Supervisor. Any existing trees to remain and all proposed trees shall be provided <br /> with City standard tree wells. The Subdivider shall also maintain all existing and proposed street trees <br /> in a healthy growing condition for a period not less than three years after planting. Street tree spacing <br /> and locations shall be approved by the City Engineer.
