construction of on -site and off -site improvements for review and approval by the City <br /> Engineer. The phasing plan shall also include truck routes, access within the development <br /> and a preliminary, design and Master Plan of all utilities for the project. <br /> 4. Prior to approval of the first Final Map. the Subdivider shall submit for approval by the City <br /> Engineer, an overall site master plan for infrastructure and detailed site infrastructure plans <br /> required for the first Final Map. Each subsequent phase of the development shall comply <br /> with the site master plan. <br /> 3. Prior to approval of the first Final Map, the Subdivider shall submit for approval by the City <br /> Engineer, an estimate of the cost of all work and improvements to be performed, both <br /> within the public rights -of -way and the project boundaries. <br /> 6. Prior to the approval of each Final Map, the Subdivider shall provide the City Engineer with <br /> an updated Preliminary Title Report, prepared within three months prior to the submittal of <br /> the Final Map to the City Engineer for review, for all lands contained within the boundary <br /> of that Final Map. <br /> 7. Public Utility Easements (PUEs) shall be provided over all off -site and on -site <br /> improvements that do not already have easements. Additional PUEs, three (3) feet wide, <br /> for an aggregate of six (6) feet, shall be located on each side property line of each lot from <br /> the back for the sidewalk to the front yard setback, or twenty (20) feet, whichever is greater. <br /> The Subdivider shall dedicate public utility and emergency access easements on each Final <br /> Map, as directed by the City Engineer. <br /> 8. Public Utility Easements are provided over each courtyard driveway (as the courtyards are <br /> detailed on the vesting tentative map) to provide utility service to the units with access to <br /> that driveway. Prior to the approval of the first Final Map, the width and configuration of <br /> these PUL's shall be approved in writing by the utility companies. <br /> 9. All typical street fixtures. including but not limited to fire hydrants, electroliers, signs, and <br /> utility boxes, shall be located within the PUE behind the private sidewalks. <br /> 10. Emergency Vehicle Access Easements shall be provided over the entire private street <br /> system and within the courtyard driveways and any other areas as directed by the Fire <br /> Department. The proposed Emergency Vehicle Access Easement shall be designed and <br /> constructed to support the imposed load of fire fighting apparatus. In addition, the access <br /> to. and geometric configuration of, this easement shall be approved, in writing, by the <br /> Fire Department prior to the approval of every Final Map for Tract 7078. <br /> 11. The proposed Conditions, Covenants. and Restrictions (CC &R's) for the project shall be <br /> approved by the City prior to approval of the first Final Map.
