IV. DESCRIPTION OF SITE AND PROJECT <br /> A. Site <br /> • <br /> 1. Ownership <br /> The site ("Site") of this reuse valuation is the former San Leandro Corporation Yard site. The <br /> Site is currently owned by the Agency and is to be conveyed to the Developer for construction of <br /> the Project. <br /> 2. Site Description <br /> The Site to be conveyed is located at 960 San Leandro Boulevard totaling 279,269 sq.ft. (6.41 <br /> acres) in net usable land area. <br /> The Agency will retain ownership or deed the adjacent creekside parcel to the City. <br /> 3. Access <br /> Access to the Site is good, as both San Leandro Boulevard and Davis Street are major <br /> thoroughfares in San Leandro. In addition, the San Leandro BART station is located on the <br /> southwest corner of the same interchange as the Site. <br /> 4 Soil and Hazardous Materials <br /> Soil and sub -soii conditions are known to the Developer and are suitable for the proposed Project <br /> without extraordinary costs. A case closure letter for the Site has been issued by the Regional <br /> Water Quality Control Board. <br /> 5. Public Utilities <br /> All public utilities are available and can be provided to the Site. <br /> 6. Land Use Designation <br /> The land use designation under the Redevelopment Plan will permit the development of the <br /> Project in accordance with the provisions of the DDA. <br /> 7.
