C. All exterior /roof-top mechanical equipment shall be screened from view so as not <br /> to be visible from adjacent properties or streets, to the satisfaction of•the Zoning <br /> Enforcement Official. Pacific Gas and Electric (PG&E) transformer(s) shall be <br /> located underground or if above ground, shall be shielded or located in an <br /> obscure location. This condition shall not apply to wireless cable receivers that <br /> do not exceed three feet in diameter. <br /> D. The new parking areas shall be paved with an impervious surface and have drainage, <br /> wheel stops, lighting, space marking, and directional signs. <br /> E. Outdoor parking area lighting shall not employ a light source higher than twelve <br /> (12) feet and shall create no cone of direct illumination greater than sixty degrees <br /> (60 °) from a Tight source higher than six (6) feet and shall not directly shine onto an <br /> adjacent street. <br /> F. Public dumping of green waste within the new structure shall not be allowed; public <br /> deliveries of green waste shall be controlled by Waste Management staff at the self - <br /> haul site, located away from the green waste building. <br /> I11. FI RE DEPARTMENT <br /> A. Fire hydrants and fire [low are required for the budding per the California Fire <br /> Code. If additional fire hydrants are required, they shall be installed prior to <br /> vertical construction of the building. The fire flow information for the site is <br /> available from EBMUD. <br /> B. An automatic sprinkler system is required in the building. The sprinkler system is <br /> required to be monitored by a UL listed and certificated central station. <br /> C. A Knox box is required at the entry to the building. <br /> D. Emergency vehicle access roads (minimum 20 feet wide) shall be provided within <br /> 150 feet of the exterior walls of the building. Red curbs or signage (labeled "NNO <br /> STOPPING FIRE LANE CVC 22500.1 ") shall be provided where parking would <br /> block the access roads. <br /> • <br /> E. The project shall comply with the applicable building and fire codes as adopted <br /> by the City of San Leandro. Site and building plans shall be provided for review <br /> and approval. <br /> 1V. ENGINEERING & TRANSPORTATION <br /> A. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the <br /> City HEREBY NOTIFIES the applicant for this Project that the 90 -day approval <br /> period (in which the applicant may protest the imposition of any fees, dedications, <br /> reservations, or other exactions imposed on this Project by these Conditions of <br /> Approval) will begin on the date of the conditional approval of this Project. If you <br /> Lail to file a protest within this 90 -day period, complying with all of the <br /> Agreement to Conditions May 26, 2010 <br /> PLN2010 -00019 Page 4 of 6 <br />
