CONDITIONS OF APPROVAL <br /> PLN2010 -00008 — 15401 Hesperian Boulevard <br /> S. Kim (Applicant) and J. Miguel (Property Owner) <br /> COMPLIANCE WITH APPROVED PLANS <br /> A. The property owner shall comply with Exhibits A through C, attached to the staff <br /> report dated May 6, 2010, except as hereinafter modified. (Copies of Exhibits A <br /> through G are on file in the Community Development Department, 835 East 14th <br /> Street, San Leandro, California). <br /> Exhibit A — Site Pfan <br /> Exhibit B — Building Floor Plan <br /> Exhibit C — Tenant Floor Plan <br /> B. The applicant and /or property owner shall be responsible for assuring that any <br /> successor in interest who assumes responsibility for this zoning approval is <br /> informed of its terms and conditions. <br /> 11. PERMI USE <br /> A. This conditional use permit allows for the establishment of a coin - operated <br /> laundry business within an existing commercial building at 15401 Hesperian <br /> Boulevard; Alameda County Assessor's Parcel Number 77C- 1290 -14. <br /> B. The hours of operation for the coin - operated laundry business will be 7 days per <br /> week, opening no earlier than 6 a.m. and closing by no later than 11 p.m., with no <br /> new loads to be started after 10:00 p.m. Any proposed changes to the hours of <br /> operation shall be submitted in writing to the Zoning Enforcement Official who <br /> may make a determination or refer the matter to the Board of Zoning Adjustments <br /> for their consideration. <br /> C. All conditions of approval for the original development of the property under PD- <br /> 90-4 shall remain in full effect. <br /> 111. LANDSCAPING <br /> A. Refurbishing of the landscape areas, including replanting of trees along the south <br /> . side of the property, shall be completed within six months from the date of this <br /> approval. To reduce on -site water consumption and reduce the energy required for <br /> the pumping and distribution of water, drought- resistant native species shall be used <br /> where possible. <br /> B. All landscaping improvements shall be maintained in a healthy growing condition at <br /> all tines.
