• <br /> IV. FENCING AND SCREENING <br /> A. Any perimeter or screen fencing shall be structurally sound and well- maintained <br /> at all tines. Any damage to the existing masonry wall shall be promptly repaired. <br /> B. Any new roof -top mechanical equipment shall be screened from view so as not to <br /> be visible from adjacent properties or streets to the satisfaction of the Community <br /> Development Director. <br /> C. The missing gate on the existing trash enclosure shall be replaced, and contain the <br /> • sane screening material as the remaining gate. The dumpsters shall remain inside <br /> the trash enclosure at all times with the exception of emptying by the disposal <br /> company. Gates to the refuse area shall be closed except when necessary to move <br /> out the dumpsters or deposit trash from garbage receptacles. • <br /> V. SIGNAGE <br /> A. Prior to installation, the applicant shall submit precise details for the new signage, <br /> for review by the Zoning Enforcement Official. Said details shall include but are <br /> not limited to location, color or copy, sign area calculations, and method of <br /> construction or attachment to the building. At a minimum, the sign program shall <br /> be comprised of individual letters, similar in size and design. A building permit is <br /> required for signage prior to installation. <br /> B. No temporary or unauthorized signs, including but not limited to banners, <br /> balloons, streamers and pennants shall be placed on the property unless approved <br /> by the City under a Special Event Permit. <br /> V1. FIRE <br /> A. Building permits are required for any new construction work. (Prior to start of <br /> work). <br /> B. The project shall comply with the California Building and Fire Codes as adopted <br /> by the City of San Leandro. <br /> VII. MAINTENANCE <br /> A. The site shall be well maintained and shall be kept free of litter, debris and weeds. <br /> B. The signage shall be kept in a good, clean, sound condition at all times; any damage <br /> to the signs shall be promptly repaired. <br /> C. Any graffiti shall be removed from the building walls and the perimeter fencing. <br /> VIII. SECURITY MEASURES <br /> A.
