CITY OF SAN LEANDRO
APPROVED AND
STAFF REPORT FORWARDED
TO CITY COUNCIL
DATE: February 22, 2011
TO: Stephen L. Hollister, City Manager Stephen L. Hollister
City Manager
FROM: Uchenna Udemezue, Director _
Engineering and Transportati artment
BY: Kenneth Joseph, City Engine
Engineering and Transportati n Departmei
SUBJECT /PROJECT DESCRIPTION:
RESOLUTION APPROVING PLANS AND SPECIFICATIONS AND CALLING FOR BIDS
FOR THE ROOF REPLACEMENT AND ACCESSORIES (YEAR 3) PROJECT, PROJECT
NO. 09- 687 -18 -104.
SUMMARY AND RECOMMENDATION
Staff recommends approval of plans and specifications and call for bids for the subject project.
BACKGROUND
A roof survey was conducted by Skyline Engineering in 2006 to evaluate the condition of all
roofs on City -owned buildings. Each roof was assessed and a budgetary estimate was developed.
Several roofs were found to be in poor condition and the appropriate repair or replacement was
recommended. Repair of the roofs on the Marina Community Center and the Public Safety
Building were completed during Year 1 of this program in 2008. In 2009, Year 2 construction
included roof repair or replacement at the Main Library's Karp Room, Fire Station #12, and
several buildings at the Public Works Services Center including Public Works
Shipping/Receiving, Garage/Truck Bay, Electrical, and Landscape Building.
Analysis
Year 3 of the program will involve the roof replacement at the South Offices building. The
existing roof over the entire building will be removed and replaced with a new single -ply
membrane energy efficient roof similar to other roof replacements performed throughout the
City. The roofing design and contract documents have been completed.
Public Works Services and the Engineering and Transportation Departments have been
coordinating this roofing project with the planned replacement of rooftop heating and air
conditioning (HVAC) equipment located within the roof replacement area of the roof. The
roofing project will be scheduled to follow closely behind the HVAC rehabilitation.
