H. Applicant shall pay the overhead utility conversion fee for each unit prior to <br /> issuance of building permits. <br /> I. Applicant shall have site improvements designed and stamped by a civil engineer <br /> registered to practice within the State of California. Applicant shall obtain approval <br /> • of the City Engineer for all on site improvements prior to the issuance of Building <br /> Permits for the project. <br /> J. Applicant shall obtain a Grading Permit from the Engineering and. Transportation <br /> Department for on -site work prior to issuance of Building Permits and shall <br /> complete all grading work prior to issuance of a certificate of occupancy. <br /> K. If the design of any site improvement requires encroachments onto neighboring <br /> properties during construction, Applicant shall submit written agreements with that <br /> property owner to the City Engineer, for review and approval, prior to issuance of <br /> the building permit. <br /> L. Applicant shall have public improvements designed and stamped by a civil <br /> engineer registered to practice within the State of California. Applicant shall obtain <br /> approval of the City Engineer for all public improvements prior to the issuance of <br /> Building Permits for the project. <br /> M. Applicant shall obtain an Encroachment Permit from the Engineering and <br /> Transportation Department and pay encroachment permit fees for any work within <br /> the public right -of -way prior to the issuance of building permits for the project. <br /> Applicant shall complete the public improvements prior to issuance of a Certificate <br /> • - of Occupancy. <br /> N. Applicant shall widen Marina Blvd ten feet by removing existing curb, gutter, <br /> sidewalk, and driveways along the project frontage and replacing them with new <br /> improvements. New or overlaid AC pavement shall be installed in the roadway as <br /> required to provide a smooth travel surface without undue cross slope or grade <br /> breaks. <br /> • <br /> O. Applicant shall comply with the regulations and provisions contained in the City's <br /> Grading Ordinance, the City's Storm Water Pollution Prevention Permit, and the <br /> National Pollutant Discharge Elimination System (NPDES), to the satisfaction of <br /> the City Engineer. More information may be found at <br /> www.cleanwaterprogram.org. <br /> • <br /> P. Applicant shall comply with the following high standards for sanitation during <br /> construction of improvements: Garbage cans, construction dumpsters, and debris <br /> piles shall be removed on a minimum weekly basis. All food related trash items <br /> such as wrappers, cans, bottles, and food scraps shall be disposed of in closed <br /> containers only and shall be regularly removed from the site. Inspections, <br /> conducted as part of the regular construction compliance, will be conducted to <br /> ensure compliance of the Applicant and contractors with this requirement. <br /> Conditions of Approval June 19, 2008 <br /> PLN2008 -00014 Page 5 of 8 <br />
