4.5 Children. Each Owner shall be accountable to the remaining Owners, <br /> their families. servants, guests, tenants and invitees for the conduct and behavior of his or <br /> her children and other children residing in or visiting his or her Unit. <br /> 4.6 Pets. Each Owner shall comply with the " Pet Policy" (as amended <br /> from time to time) . Pets shall not be allowed in the Common Areas except as permitted <br /> by the Rules and Regulations adopted by the Board. Each Owner shall be absolutely <br /> liable to each and all remaining Owners, their families, servants, guests, tenants and <br /> invitees for any damage to person or property caused by any pet brought into or kept <br /> upon or in the Project by an Owner or his or her family, servants, guests, tenants and <br /> invitees. Except as provided in this Section 4.6, no animal(of any kind shall be brought <br /> within the Project or kept in or on any Unit. The Association may prohibit the keeping of <br /> any animal that in the sole and exclusive opinion oate oard constitutes a nuisance to <br /> the Project or any other Owner. <br /> 4.7 Offensive Activities. No i er shall permit ffer anything to be <br /> done or kept upon or in his or her Unit or in the Common Areas which increase the <br /> rate \\ ^ \ <br /> of insurance thereon or will obstructor interfere witli rights of other O ners, their <br /> families, servants, guests, tenants and invitees, nor annoy them by unreasonable noises, <br /> vibrations, bright or flashing lights otherwise, nor shall in any way interfere with the <br /> quiet enjoyment of each of the Owners of his•or her respective nor will he or she <br /> commit or permit any'nuisance, noxiousille ga or of('ensive activity to be permitted <br /> thereon or therein( /'�\ <br /> 4.8 O +titter Negligence. Each Owner shall be liable to the Association for <br /> any damage to the Common any equipment thereon which may be sustained by <br /> reason•of the negligence or intentional acts or omissions of any said Owner. his or her <br /> family, serv' guests, tenants and invitees to`the extent that any such damage shall not <br /> be by insuran \ \.) <br /> • 4.9 Trash Disposal. Trash, garbage, recyclable materials, or other waste <br /> shall be b \\ my in sanitary containers. No Owner shall permit or cause any trash or <br /> refuse to be l within any)portion of the Project other than in customary receptacles. <br /> These receptacles shallocated only in places specifically designated for such purpose. <br /> 4.10 Outside`Launderinn and Drying. No exterior clothesline shall be <br /> erected or maintained, and there shall be no exterior drying or laundering of clothes on <br /> balconies. patios, porches, or other outside areas other than on drying "trees" or other <br /> removable apparatus specifically approved by the ARB. <br /> 4.11 Prohibited Restrictions. No Owner shall execute or file for record any <br /> instrument which imposes restrictions upon the sale, leasing or occupancy of his or her <br /> Unit other than as set forth in this Declaration, including, but not limited to restrictions <br /> based on race, color, religion, sex, sexual orientation, age, marital status, or national <br /> origin. <br />
