Jacinto trustees of Family Trust (Property Owner) <br /> COMPLIANCE WITH APPROVED PLANS <br /> A. The applicant shall comply with Exhibits A through H, attached to the staff report dated <br /> February 3, 2011, except as hereinafter modified. (Copies of Exhibits A through H are <br /> on file in the Community Development Department, 835 East 14th Street, San Leandro, <br /> California). <br /> Exhibit A - Site Plan <br /> Exhibit B — Layout Plan <br /> Exhibit C — Floor Plan <br /> Exhibit D — Elevations (West and North) <br /> Exhibit E — Elevations (East and South) <br /> Exhibit F — Freestanding Sign <br /> Exhibit G — Landscape Plan <br /> Exhibit H — Driveway Signs and Ground Markings per City Engineer <br /> B. The applicant and /or property owner shall be responsible for assuring that any <br /> successor in interest who assumes responsibility for this zoning approval is informed of <br /> its terms and conditions. Construction shall commence within one (1) year following <br /> Board of Zoning Adjustments approval and shall be substantially completed one (1) <br /> year thereafter. For the purpose of compliance with this condition, commencement of <br /> construction shall be defined as the pouring or construction of a substantial portion of <br /> the building foundation. <br /> IL PERMITTED USE <br /> A. This Conditional Use Permit and Site Plan Review approval grants permission to <br /> construct an auto repair building (Quality Tune -up) with 2,030 square feet including <br /> three work bays and to allow limited vehicle repair, including `smog tests,' tune -ups, <br /> • oil changes, brakes, and general maintenance of standard passenger vehicles at 15420 <br /> Hesperian Boulevard; Alameda County Assessor's Parcel Number S0D- 559 -3 -4. Any <br /> change to the site plan or modification of the automotive repair building or use such as <br /> the hours of operation shall be subject to the review of the Community Development <br /> Director, who may approve it administratively or direct it to the Board of Zoning <br /> Adjustments for a formal public hearing as a modification to the use permit. <br /> B. The interior use of the building shall remain in substantial compliance with the approved <br /> plans and exhibits. Any change to project design shall be subject to the review and <br /> approval of the Community Development Director who may administratively approve or <br /> require review by the Board of Zoning Adjustments as a modification to the Conditional <br /> Use Permit. <br /> Agreement to Conditions PLN2010 -00071 <br /> February 3, 2011 Page 3 of 15 <br />
