• • C. The hours of operation shall be restricted to 8:00 a.m. to 5:00 p.m. Monday through Saturday; and closed Sunday. Any expansion or modification to the hours shall be requested in writing to the Community Development Director, who may approve the request or direct the matter to the Board of Zoning Adjustments. D. No automotive repair or servicing work shall be conducted outside the building or the public right -of -way, including performing inspections for cost estimates for service. There shall be no body or fender work performed on the property. E. No "For Sale" signs shall be placed on the vehicles stored outdoors on the property. No sales of vehicles are permitted from the site. F. No wrecked vehicles, discarded auto parts, or any auto parts shall be stored on the property; no long -term storage of vehicles is permitted on the property; vehicle parking shall be limited to vehicles that are scheduled for servicing. G. Employees and customers shall be instructed by the applicant and/or property owner not to park on the street in front of nearby businesses. H. Prior to commencement of business, employee parking spaces shall be designated on the property. I. There shall be no dismantling or salvaging of vehicles on the site. J. There shall be no razor wire installed on the property. III. ON -SITE IMPROVEMENTS A. Landscaping 1. Prior to issuance of building permits, the applicant shall submit final landscape and irrigation plans for the review and approval of the Community Development Department. The plans shall include but are not limited to such details as, 1) tree size, species and location; 2) shrubs, groundcovers and vines; 3) installation specifications; 4) irrigation details; 5) water conservation techniques; and 6) maintenance programs to comply with the Zoning Code Article 19 Landscape Requirements (Water Efficiency Landscape Ordinance, WELO). To reduce on -site water consumption and reduce the energy required for the pumping and distribution of water, drought- resistant native species shall be used for site landscaping where possible. 2. All trees shall be a minimum 15 gallon container size. 3. Any above - ground back-flow preventors shall be adequately screened to the satisfaction of the Community Development Director. 4. All landscaping improvements shall be maintained in a healthy, growing and weed -free condition at all tines and in accordance with the approved landscape plan.
