The <br /> irrigation system shall be regularly adjusted and repaired as necessary for maximum water <br /> efficiency and conservation. <br /> B. Signage <br /> 1. Prior to issuance of building permits, applicant shall submit a final sign program showing <br /> locations (i.e., building signage), details and total sign area calculations for the review and <br /> approval of the Community Development Director and the City Engineer. Said program <br /> shall include but is not limited to building sign's in compliance with Exhibit F, a <br /> freestanding sign structure with a sign area that shall not exceed 64 square feet including <br /> both sides. The freestanding sign structure shall be designed with materials and finishes <br /> that blend in or match the new automotive repair building. <br /> 2. Any modifications or changes to the sign program (including building identification and <br /> directional/drive -up informational signage) shall be submitted for review and approval by <br /> the Community Development Director. <br /> 3. No temporary or unauthorized signs including but not limited to banners, balloons, <br /> streamers and pennants shall be placed on the property, unless approved by the City under <br /> a Special Event Permit <br /> C. Lighting <br /> 1. Prior to issuance of building permits, a final on -site lighting plan including specifications <br /> of lighting standards and photometric calculations and design details for the proposed light <br /> • poles and fixtures shall be submitted for review and approval of the Community <br /> Development Director and the Engineering and Transportation Department. Said plan <br /> shall include details regarding location, pole height, luminaire type, manufacture/model <br /> number, bulb type, candle power, and light levels. <br /> 2. On -site lighting shall be high - pressure sodium or other energy- conserving lighting and <br /> shall be designed and located so as to not interfere with traffic on adjacent streets and so as <br /> not to shine on adjacent properties, details subject to the approval of the City Engineer and <br /> the Community Development Director. Lighting shall not shine off -site onto adjacent <br /> properties or into the public right -of -way. After installation, the Community Development <br /> Director reserves the right to require adjustment of light fixtures to comply with this <br /> requirement prior to approval of occupancy. <br /> D. Fencing <br /> 1. Prior to issuance of building permits, a final fencing plan including the locations and <br /> specifications of new wrought iron or tubular metal fencing installed along the interior <br /> property lines shall be submitted to the Community Development Director for review <br /> and approval. Said fencing shall have a minimum height of seven feet and a maximum <br /> height of eight feet, except within the 10 foot front yard setback where the maximum <br /> height of the fencing shall be three feet tall. In addition, said fencing shall be a black or <br /> a color to match or complement the new building's color scheme.
