1111 1 11 1 <br /> Sections 7 -3 -50 <br /> • <br /> • thru 7 -3 -506.2 <br /> TITLE V11 MAPS, BUILDINGS, AND SUBDIVISIONS <br /> Chapter 3 • Zoning <br /> Section 7- 3-50 BUILDING SITE REQUIREMENTS - IRREGULAR LOTS. If <br /> `a11 other regulations for the district are met, the width of the rear half <br /> of any building site may be less than the required minimum. Where the side • <br /> lot lines are not parallel, the minimum width requirement may be applied to <br /> the average lot width if the width when measured at the front lot line is <br /> at lease thirty -five (35) feet and when measured twenty (20) feet back of <br /> the front lot line is at least fifty (50) feet. <br /> Section 7 - 3 - 505: HEIGHT LIMITATIONS - EXCEPTIONS. In any R Dis- <br /> trict a permitted building ocher than a dwelling or accessory building <br /> as defined herein may be built to a height of forty .(L0) feet and to a <br /> greater height if the minimum dimension of the rear yard and of each <br /> side yard exceeds the requirements in the district by one foot•for each <br /> one foot of additional height. In any R District, the height limit for <br /> a broadcasting vast and aerial shall be thirty -five (35) feet above <br /> ground level. The height limitations of this Chapter shall not apply <br /> to chimneys, cupolas, church spires, flag poles, television or radio <br /> . receiving aerials, or to a stairway bulkhead, water tank. or ocher <br /> mechanical appurtenance incidental to the permitted use of the building. <br /> Section 7 -3 -506: LOT COVERAGE - EXCEPTIONS. In calculating the <br /> percentage of lot coverage for the purpose of applying the regulations <br /> of this ordinance, the features of a structure as hereinafter set forth <br /> shall not be included as coverage. <br /> Section 7- 3- 506.1: Cornices, canopies, eaves or other projections <br /> which do not increase the volume of space enclosed by the building pro- <br /> • vided that any portion of such projections extending more than three <br /> (3) feet from the building shall be included as coverage. <br /> • Section 7- 3- 506.2: Fire escapes. <br /> 24 <br />
