• . . ; 1 <br /> may be developed without conditional use or planned development review <br /> if any use is characterized by: <br /> (a) height of greater than fifty (50) feet; <br /> (b) lot coverage by buildings greater than fifty (50) percent; <br /> (c) less than ten (10) feet of landscaped setbacks from the <br /> property line for one (1) and two (2) story office buildings <br /> or twenty (20) feet of landscaped setback for office <br /> buildings of three (3) stories or more; <br /> (d) any development which combines in any one building <br /> residential and office uses or residential and retail uses; <br /> (e) any residential use which provides less than 1.75 parking <br /> spaces per unit on site for residents and 0.25 spaces per <br /> unit on site in conveniently located and accessible visitor <br /> parking; <br /> (f) any office use, excluding medical - dental offices, which <br /> provides less than one (1) parking space on site for each <br /> three hundred (300) square feet of gross floor area. If the <br /> office use is a financial institution such as a bank or <br /> savings and loan, that part of gross floor area used for <br /> lobby or public banking space would require one (1) parking <br /> space for each two hundred (200) square feet of floor area <br /> and three (3) parking spaces for each walk -up window or <br /> automatic teller machine. <br /> (g) any medical - dental office use which provides less than one <br /> (1) parking space on site for each two hundred (200) square <br /> feet of gross floor area; or <br /> UACI Dev.
