' 1 t <br /> (h) any retail use which provides less than one (1) parking <br /> space for each two hundred (200) square feet of floor area. <br /> If any of the foregoing development standards is less than that <br /> • prescribed by the Zoning Ordinance for the proposed use, then the <br /> foregoing shall apply notwithstanding such standards. <br /> D. [ §204] Parking Requirements <br /> In connection with the settlement of the Eminent Domain Action, <br /> UACI has sold and conveyed to the City certain other real property in <br /> the immediate vicinity of the Subject Property, which other property <br /> the City has or will convey to Macy's Inc., and Macy's, Inc. has <br /> represented to the City that it intends to construct thereon, among <br /> other things, additional parking. As a consequence of such <br /> conveyances, and in recognition of the likelihood of a reduced demand <br /> for parking on the Subject Property due to its proximity to other <br /> parcels presently developed with parking facilities, the City hereby <br /> agrees that, except for parking for residents in residential uses, <br /> UACI shall receive credit for one hundred twenty -five (125) parking <br /> spaces (in addition to those which are to be constructed upon the <br /> Subject Property) for all purposes for which the number of parking <br /> spaces provided may be relevant, including, but not limited to, the <br /> determination of the maximum interior usable floor space of the <br /> building(s) to be constructed upon the Subject Property. It is the <br /> intention of the City and UACI that the one hundred twenty -five <br /> (125) additional parking spaces shall be considered for all purposes, <br /> except with respect to parking for residents in residential uses, as <br /> though they were in existence upon the Subject Property ( "on- site ") <br /> UACI Dev.
