of UACI arising out of the approval of Tract Map No. 2046 and all <br /> other agreements relating thereto and to the Subject Property. <br /> (3) Coordination of Signals. In the event that UACI pays <br /> all or any portion of the cost of any traffic signal device located on <br /> Bayfair Drive by agreement with any adjoining land owner, UACI shall <br /> use its best efforts to obtain the coordinated operation of such <br /> signal with existing traffic signals at the intersection of Bayfair <br /> Drive and Hesperian Boulevard. Nothing in this paragraph, however, <br /> shall be deemed to require, or to permit the City to require, that <br /> UACI pay all or any portion of the cost of the installation of any <br /> traffic signal device on Bayfair Drive. <br /> F. [ §206] Discretion Of City <br /> Irrespective of the uses to which the Property is to be devoted, <br /> UACI shall apply to the City for the various permits and approvals <br /> necessary to develop the Property as a "planned unit development ", as• <br /> defined in the Zoning Ordinance, and this Agreement shall be deemed to <br /> be, among other things, the foundation for a "general development <br /> plan" for the development of the Property to be hereafter prepared and <br /> submitted in accordance with the City's planned unit development <br /> procedures. City shall approve a general development plan and precise <br /> development plan consistent with the uses permitted as a matter of <br /> right under §202 hereof, consistent with the density limitations and <br /> restrictions of said uses under the Zoning Ordinance and consistent <br /> with the parking credit provided by §204; provided however, subject to <br /> UACI Dev. Agmt <br /> 5/23/85 <br /> Page 9 of 19 <br />
