PM 10025 — 2500 Merced Street 2 July 18, 2011 <br />Parcel Map 10025 includes a dedication of a 1 -foot wide strip of land along the parcel's Fairway <br />Drive frontage between the eastern Fairway Drive cul -de -sac to Miller Street to allow for <br />construction of a new sidewalk. There is also a dedication of a 10 -foot wide strip of land along <br />the Fairway Drive frontage to allow for street widening from west of Miller Street to Merced <br />Street. Finally, there is a dedication of a 20 -foot strip of land along the Merced Street frontage to <br />allow for street widening. <br />Parcel Map 10025 documents right -of -way vacated by the City on May 5, 2011 and a Lot Line <br />Adjustment that was recorded in the Spring of 2011. Documenting both these actions on one <br />map will simplify future reference. <br />The Parcel Map also establishes public access easements that provide access into the site from <br />Merced Street and Marina Boulevard. The Parcel Map also establishes a public utility easement <br />along the Merced Street frontage. These easements will be maintained by Kaiser Foundation <br />Hospitals. <br />Finally, Parcel Map 10025 merges Parcels 2, 3 and 4 into one Parcel B that will be developed as <br />the hospital campus. The existing Parcel 1 is renamed Parcel A. Parcel A will remain separate <br />for future development. Parcel 5, located at the south east corner of the property within the flood <br />plain, will not be altered by this map. <br />Current City Council Policy <br />Title VII, Chapter 1 of the San Leandro Municipal Code and the Subdivision Map Act set the <br />authority and procedure for processing parcel maps. <br />Applicable General Plan Policy <br />Parcel Map 10025 complies with the General Plan. <br />Environmental Review <br />Parcel Map 10025 is categorically exempt from the environmental review requirements of <br />CEQA under Class 15, Minor Land Subdivisions, of Title 5, Chapter 1 of the San Leandro <br />Administrative Code. <br />Fiscal Impact <br />The total cost for the processing of Parcel Map 10025 is $5,000.00 and will be charged to Kaiser <br />Foundation Hospitals. <br />
