• • limited to a stove, hot plate 'or microwave oven, in any room other than the individual <br /> kitchen in the existing dwelling unit within the single - family home, shall be deemed the <br /> creation of an additional kitchen and therefore creation of an additional dwelling unit. <br /> Specifically, bedrooms or any room other than the designated kitchen in the homes on <br /> the property shall not have any other kitchen and shall not be acknowledged as a <br /> separate dwelling unit at the subject property. <br /> D. Pursuant to Zoning Code Section 2 -520 (Maximum Dwelling Unit Occupancy), a <br /> zoning permit shall be required for occupancy of any of the proposed dwelling units by <br /> more than ten (10) persons eighteen (18) years or older. <br /> Ill. SITE DEVELOPMENT REQUIREMENTS <br /> A. Building Exterior /Elevations <br /> 1. Prior to issuance of building permits, all building plans and specifications shall be <br /> submitted for review and approval to the Community Development Director to <br /> ensure the quality of the exterior design. Said plans and specifications shall indicate <br /> the wood siding and trim and other architectural details to ensure that the new <br /> additions's exterior materials and finishes meet the standards specified in the <br /> approved exhibits. Any changes to the approved building plans and/or specifications <br /> must be made in writing to the Community Development Director, who may <br /> administratively approve or recommend the review by the Board of Zoning <br /> Adjustments. <br /> 2. The final construction documents for building permits shall include decorative <br /> exterior lighting fixtures. Said exterior lighting shall be designed and located so as <br /> to not interfere with traffic on adjacent streets and so as not to shine on adjacent <br /> properties, details subject to the approval of the City Engineer and the Community <br /> Development Director. <br /> • <br /> B. Landscaping <br /> 1. Prior to issuance of building permits, a California licensed landscape architect or <br /> California licensed landscape contractor shall develop and submit landscape and <br /> irrigation plans for the, front yard of the property, subject to the review and approval <br /> of the Community Development Director. The approved landscaping and irrigation <br /> shall be installed prior to issuance of Certificate of Occupancy. The landscape plans <br /> shall also include a pallet of flowering shrubs or plants that have colorful foliage <br /> and /or ground cover planting. The minimum size for the shrubs shall be five gallons <br /> and the ground cover shall be one - gallon or from flats with the necessary spacing to <br /> cover the areas in a growing season. All landscaping shall be drought tolerant and in <br /> accordance with the StopWaste.Org Bay Friendly Landscape protocols. <br /> C. Building permit construction documents shall include a completed GreenPoint <br /> Rated — Existing Home/Elements checklist showing a minimum compliance with <br /> mandatory measures on the checklist. The checklist must be submitted with plan <br /> sets, and any items that are marked on the checklist must then be referenced and <br /> detailed in the plans.
