Cooke, Principal <br />Engineering and Transporl <br />SUBJECT PROJECT /PROJECT DESCRIPTION: <br />APPROVED AND <br />FORWARDED <br />TO CITY COUNCIL <br />Lianne Marshall <br />Interim City Manager <br />RESOLUTION INITIALLY ACCEPTING IMPROVEMENT WORK FOR PARCEL MAP <br />9401 LOCATED AT 101 CALLAN AVENUE, ASSESSOR'S PARCEL NO. 077 - 0551- 065 -03, <br />OWNER: SL 101, LLC, <br />SUMMARY AND RECOMMENDATION <br />This resolution provides for the initial acceptance of improvements and subsequent release of the <br />Maintenance security for work constructed by SL 101, LLC as part of a commercial <br />condominium project. <br />Staff recommends initial acceptance of the improvement work for Parcel Map 9401 located at <br />101 Callan Avenue, Assessor's Parcel No. 077 - 0551- 065 -03, owner: SL 101, LLC and upon <br />completion of the maintenance period the release of maintenance security deposit. <br />BACKGROUND <br />On April 16, 2007, by Resolution No. 2007 -058, the City Council approved a parcel map and <br />improvement agreement for Parcel Map 9401; a project to convert an existing office building <br />into twenty -four commercial condominiums. <br />The improvements, consisting mainly of landscaping, street trees, planters, and sidewalk along <br />the project frontage, are now complete and ready for acceptance. <br />Analysis <br />The developer submitted the required maintenance security for the improvements to guarantee <br />that any defective work will be repaired or reconstructed during the required one -year warranty <br />period that will begin on September 6, 2011. <br />
