Substantial Taking <br />If only a part is condemned and the taking of the part <br />substantially impairs the capacity of the remainder to be used <br />for the purposes required in this lease, Tenant may elect to: <br />(a) Terminate this Lease and be absolved of <br />obligations hereunder which have not accrued at <br />the date possession is taken by the public entity; <br />or <br />(b) Continue to occupy the remainder of the premises <br />and remain bound by the terms -, covenants, and <br />conditions of this Lease.
