C. Dumpsters shall remain inside the trash enclosure at all times with the exception of <br /> emptying by the disposal company. <br /> D. Gates and hinges to the trash enclosure shall be constructed with heavy gauge metal <br /> for long -term durability. Gates to the refuse area shall be closed except when <br /> necessary to move out the dumpster or deposit trash from garbage receptacles. <br /> E. A minimum of six trash receptacles shall be placed in front of the store and at the <br /> customer parking areas on the site. The location and details of the garbage <br /> receptacles shall be submitted to the Community Development Director for review <br /> and approval. Individual trash receptacles placed near the building entrances shall <br /> be emptied on at least a daily basis and shall not be allowed to overflow. <br /> F. No barbed wire or ribbon wire shall be installed on any wall, fence or building on <br /> the property. <br /> X1. GENERAL REQUIREMENTS <br /> A. Prior to the issuance of any building permits, applicant shall pay any applicable <br /> school mitigation fees as determined by the San Leandro Unified School District. <br /> B. There shall be no outside storage of any type in loading or parking stalls. Those <br /> areas shall be kept free of obstruction and available for their designated use at all <br /> times. <br /> C. The approvals granted by the City as a result of this application, as well as the <br /> Conditions of Approval, shall be recorded in the office of the County Recorder of <br /> Alameda County prior to issuance of building permits. <br /> D. No application for amendment of the application or Conditions of Approval may be <br /> submitted or accepted for processing by the City unless (i) there is full compliance <br /> with all tem of the application and Conditions of Approval; or (ii) the Community <br /> Development Director waives compliance with the terms of the application and <br /> Conditions of Approval pending application for amendment. <br /> E. Pursuant to Zoning Code Section 5-2218, this approval shall lapse on August 4, <br /> 2012, unless a) a building permit has been issued, coupled with diligent progress <br /> evidencing a good faith intent to commence the intended use, or b) a written request <br /> for a one -year extension of the use permit is approved by the Board of Zoning <br /> Adjustments. <br /> XII. ORO LOMA SANITARY DISTRICT REQUIREMENT <br /> A.
