111. BUILDING SAFETY <br /> A. Prior to occupancy, building plans, specifications and calculations shall be submitted for a <br /> building permit and approved that show how the project complies with applicable building <br /> and fire code requirements for the proposed use. <br /> IV. FIRE DEPARTMENT <br /> A. Prior to issuance of a certificate of occupancy, the property owner /applicant shall obtain a <br /> final for a building permit for the proposed A -3 occupancy. The building permit shall include <br /> details on how it will comply with A -3 occupancy requirements such as panic hardware <br /> required for the doors. <br /> B. All building and fire code requirements for exits, aisles and, occupant loads shall be <br /> maintained at all times. <br /> • <br /> III. SIGNAGE <br /> A. Prior to installation of signage, the applicant shall submit precise details for all signage to <br /> be proposed for the site, for the review of the Community Development Director. Said <br /> details shall include but are not limited to location, color or copy. <br /> B. Window signs are not to exceed 25% of the visible area of a window. <br /> C. No temporary or unauthorized signs, including but not limited to banners, balloons, <br /> streamers and pennants shall be placed on the property unless approved by the City under a <br /> Special Event Pennit. <br /> V. MAINTENANCE <br /> A. The site shall be maintained and shall be kept free of litter, debris and weeds. <br /> B. Any graffiti shall be promptly removed from building walls and fences. <br /> VI. GENERAL CONDITIONS <br /> A. Prior to issuance of a Certificate of Occupancy, the applicant shall obtain a business license. <br /> B. The approvals granted by the City as a result of this application, as well as the Conditions of <br /> Approval, shall be recorded in the office of the County Recorder of Alameda County. <br /> C. No application for amendment of the application or Conditions of Approval may be submitted <br /> or accepted for processing by the City unless (i) there is full compliance with all terms of the <br /> application and Conditions of Approval; or (ii) the Community Development Director waives <br /> compliance with the terms of the application and Conditions of Approval pending application <br /> for amendment. <br /> D. Pursuant to Zoning Code Section 5 -2218, this approval shall lapse on June 15, 2011 unless a) <br /> diligent progress evidencing good faith intent to commence the intended use, or b) a written <br /> request for a one -year extension of the use permit is approved by the Zoning Enforcement <br /> Official prior to the expiration of the use permit. <br /> Agreement to Conditions June 15, 2011 <br /> PLN201 1 -00018 Page 4 of 4 <br />
