<br />EXPLANATION:
<br />a -f) Implementation of the proposed project would replace an existing commercial office use with 66 -unit multi - family
<br />residential units. As evaluated by the City's Engineering Department, the existing use generates 67 AM peak hour trips
<br />and 64 PM peak hour trips, with a total of 476 daily trips. The proposed project will result in the replacement of
<br />residents and visitors to the project site over current commercial office. The proposed 66 units will generate 33 AM peak
<br />hour trips and 41 PM peak hour trips, with a total of 444 daily trips. Accordingly, the proposed change in use will result
<br />in a net decrease in traffic generated from the project site. As a result, the number of project- related trips would be
<br />expected to a corresponding decrease in demand on the local and regional transportation network. The traffic generated
<br />by the proposed project would, therefore, not significantly contribute to congestion at local intersections or exceed
<br />established levels of service on the surrounding network. The City's Engineering Department evaluated the proposed
<br />project using the Institute of Transportation Engineers, ITE Trip Generation Model, 7" Edition (November, 2003) and
<br />determined that the project will not create potentially significant transportation / circulation impacts, and no mitigation is
<br />required. The proposed project would replace an existing commercial office use with a multi - family residential
<br />development project. No aircraft use is required for operation or construction of the proposed development. As such, the
<br />proposed project would not lead to an increase in air traffic and would have no impact on this mode of travel.
