be submitted to the City Engineer, for review and approval, prior to issuance of <br />the building permits. <br />__.- Duffing -- construction -the - following._ high. standards for sanitation are .required: <br />Garbage cans, construction dumpsters, and debris piles shall be removed on a <br />minimum weekly basis. All food related trash items such as wrappers, cans, bottles, <br />and food scraps shall be disposed of in closed containers only and shall be regularly <br />removed from the site. Inspections, conducted as part of the regular construction <br />compliance, will be conducted to ensure compliance of the Applicant and <br />contractors with this requirement. Landscaped areas, including the area behind the <br />public sidewalk, shall be graded so that irrigation and storm water does not ran <br />off. <br />V. Parking spaces in garages must be 10' wide and 20' deep, minimum. <br />W. Site retaining walls shall be constructed of durable material. Wood or wood <br />products shall not be used for retaining walls. <br />X. Site work shall include a stop sign at the back of the public sidewalk on <br />Washington and where the two minor drive aisles intersect the main drive aisle in <br />a T configuration. A yield sign shall be included where the minor drive aisle <br />intersects the roundabout. Three minor drive aisles approaching the drive aisle <br />shall also add the stop limit line, and the corresponding "STOP" or "YIELD" <br />pavement legend accordingly. <br />Y. Applicant shall record a final map before the expiration of the tentative map. A <br />final map is required before building permits will be issued. <br />Z. Applicant shall execute a Subdivision Improvement Agreement with the City <br />prior to approval of the final map. <br />AA. Applicant shall prepare covenants, conditions, and restrictions (CC &R's) <br />specifying (1) that the Property Owners Association (POA) shall maintain all <br />common areas and (2) that all property owners shall direct the POA. This <br />provision of the CC &R's shall be approved by the City prior to acceptance of the <br />final map. <br />VII. FENCING AND SCREENING REQUIREMENTS <br />A. All fencing and walls on the project site shall be structurally sound, graffiti -free <br />and well maintained at all times. Graffiti -proof type paint/coating to be applied to <br />walls as needed as determined by the City's graffiti unit. <br />B.
