The San Leandro Crossings development project was put on hold in Spring <br />2010, but the proposed alternative to the original project scope by the developers (Westlake <br />Development Partners and BRIDGE Housing Corporation) is expected to now move the <br />project forward into implementation. <br />The San Leandro Crossings Masterplan development represents a milestone project for the <br />City and the first major development under its acclaimed Downtown San Leandro <br />Transit - Oriented Development Strategy. The proposed changes to the development will not <br />only make downtown more pedestrian- oriented and attractive, but bring other important <br />benefits to the City as well including: 1) establishing a distinctive downtown identity with a <br />more balanced mixed use development of residential and commercial, 2) enhancing <br />patronage of downtown businesses and public transit ridership through the increase of new <br />residents and office workers, 3) leveraging private and public capital investment downtown of <br />approximately $130,000 million from San Leandro Crossings and nearby downtown street, <br />sidewalk and landscaping improvements underway or planned, 4) adding needed affordable <br />workforce rental housing stock, specifically for larger families, to address City, federal and <br />State new affordable housing construction goals, and 5) creating hundreds of temporary (i.e., <br />construction) and permanent (i.e., high tech) jobs in the City. <br />This report is for information only and no action is required. <br />BACKGROUND <br />Shortly after the City approved its Downtown San Leandro Transit - Oriented Development <br />Strategy in September 2007, Westlake Development Partners ( "Westlake ") and the nonprofit <br />City of San Leandro Page 1 Printed on 41312012 <br />
