Description of the Subject Site <br /> 1. Ownership <br /> The subject site being appraised will be assembled by the Agency into a site large enough for the <br /> development program specified in the DDA. The Agency will acquire parcels from private <br /> owners (the Agency Assemblage), and this assemblage will be deeded to the Auto Dealer. <br /> 2. Land Area/Site Description <br /> The site is comprised of property to be assembled by the Agency ( "Agency Assemblage "). The <br /> Agency Assemblage comprising the site are identified as follows: <br /> • 1066 -1072 Marina Boulevard, two rectangular- shaped parcels occupying the north <br /> side of Marina Boulevard between Pacific and Eveleth Avenues. These two <br /> parcels are each 15,360 square feet (0.35 acres) in sire. The parcels are currently <br /> improved with a small concrete block commercial building (formerly a service <br /> station) and an unoccupied wood -frame single family residence renovated into an <br /> office. <br /> • 1152 Marina Boulevard, a rectangular- shaped parcel•occupying the northeast. • <br /> corner of Marina Boulevard and Wayne Avenue. This parcel is 26,650 square feet . <br /> (0.61 acres) in size and is improved with a concrete block industrial building <br /> formerly occupied by a printing company. <br /> • In total, the three parcels contain 57,370 square feet (1.32 acres). Two of the three <br /> parcels are contiguous, with the third parcel located a half -block further west. All <br /> three of the parcels front on the north side of Marina Boulevard across from the <br /> Marina Square Shopping Center. <br /> 3. Location <br /> The site on which the Project will be constructed consists of parcels located on the north side of <br /> Marina Boulevard just east of Interstate 880, directly across from the Marina Square Shopping <br /> Center. The project site is included in the Joint County of Alameda -City of San Leandro <br /> Redevelopment Project Area.
