EXHIBIT C <br /> INSURANCE REQUIREMENTS. Tenant shall procure and maintain for the <br /> duration of the construction of the improvements and facilities on the <br /> Premises insurance coverage as follows: <br /> (a) ,Builder's Risk. "Builder's risk" in an All Risk form with Broad Form <br /> property damage endorsement in an amount equal to the replacement value of <br /> the construction work, which shall be deemed to be at a minimum Two <br /> Hundred and Fifty Thousand Dollars ($250,000.00), or such amount as may <br /> be determined by Landlord. Landlord shall be named as an additional insured. <br /> • <br /> All builder's risk policies shall be endorsed with the following specific language: <br /> • i. 'The City of San Leandro, the Redevelopment Agency of the City of San <br /> Leandro, the San Leandro Economic Development Agency, its officers, <br /> employees, agents and volunteers are named as an additional insured for <br /> all liability arising out of the operations by or on behalf of the named <br /> insured in the performance of this agreement. <br /> ii. "This policy shall not be canceled or materially changed without first <br /> giving the. Redevelopment Agency of the City of San Leandro thirty (30) <br /> days' written notice by certified mail." <br /> iii. "The insurer waives the right. of subrogation against the City of San <br /> Leandro, the Redevelopment Agency of the City of San Leandro, the San • <br /> Leandro Economic Development Agency and against its agents and <br /> representatives." <br /> (b) Workers' Compensation. Workers' Compensation Insurance with <br /> statutory limits as required by the Labor Code of the State of California. <br /> Tenant shall require the general contractor and all subcontractors similarly to <br /> provide Workers' Compensation Insurance for all'of their employees: All <br /> policies shall be endorsed with the following specific language: "This policy <br /> shall not be canceled or materially changed without first giving thirty (30) <br /> days' notice to the Redevelopment Agency of the City of San Leandro by <br /> certified nail." <br /> • (c) General Liability. Commercial general liability insurance carried by the <br /> general contractor and-covering personal injury and property damage for all . <br /> activities of the general contractor and its subcontractors arising out of or in <br /> Exhibit C Page 1 of 6 <br />
