C. All landscaping improvements shall be maintained in a healthy, growing condition <br /> at all times and in accordance with the approved landscape plan. <br /> D. Upon demolition or removal of existing structures and improvements, and <br /> installation of security fencing the site shall be well maintained in a neat manner, <br /> free of weeds, litter and debris. <br /> E. All exterior/roof-top mechanical equipment shall be screened from view so as not to <br /> be visible from adjacent properties or streets to the satisfaction of the Zoning <br /> Enforcement Official or Community Development Director. Pacific Gas and <br /> Electric (PG&E) transformer(s) shall be located underground or, if above ground, <br /> shall be shielded or located in an obscure location. This condition shall not apply to <br /> wireless cable receivers that do not exceed three feet in diameter. <br /> F. Prior to issuance of Building Permits, the approvals granted by the City as a result <br /> of this application, as well as the Conditions of Approval, shall be recorded in the <br /> Office of the County Recorder of Alameda County. <br /> G. Pursuant to Zoning Code Section 5-2218, this approval shall lapse on May 9, 2014, <br /> unless a) a building permit has been issued, coupled with diligent progress <br /> evidencing a good faith intent to commence the intended use, or b) a written request <br /> for a one-year extension of the Site Plan Review is approved by the Zoning <br /> Enforcement Official. <br /> PLN2013-00020 Agreement to Conditions <br /> May 9,2013 Page 7 of 7 <br />
