CONDITIONS OF APPROVAL <br /> PLN2013-00012—2375 Davis Street <br /> R. Spektor(applicant) <br /> Balco Properties LTD (property owner) <br /> COMPLIANCE WITH APPROVED PLANS <br /> A. The applicant shall comply with Exhibits A and B, dated June 6, 2013, except as hereinafter <br /> modified. (Exhibits are on file at the City of San Leandro Community Development <br /> Department, 835 East 14th Street, San Leandro, California). <br /> Exhibit A— Site Plan <br /> Exhibit B —Floor Plan <br /> B. The property owner and/or applicant shall be responsible for assuring that any successor in <br /> interest who assumes responsibility for the zoning approval is informed of its terms and <br /> conditions. <br /> II. PERMITTED USES <br /> A. This is a conditional use approval to allow for a light processing of used electronics and <br /> components at 2375 Davis Street; Alameda County Assessor's Parcel No. 79A-515-1-19; <br /> R. Spektor(applicant) and Balco Properties LTD (property owner). <br /> B. The days and hours of operation will be 8:00 a.m. to 4:30 p.m.,Monday to Friday. <br /> C. Items left at the facility after hours shall be considered a nuisance and shall be removed and <br /> appropriately handled by the applicant in a timely manner. <br /> D. All work activity related to this use shall occur indoors and outdoor use shall be limited to <br /> collection bins stored out of public view. <br /> E. In addition to compliance with all applicable regulations for business activities in the IG <br /> Industrial General District, the applicant shall assure that the recycling processing activities <br /> continue to operate in compliance with the criteria and standards specific to those uses as <br /> provided in Zoning Code Section 4-1646—Recycling Facilities. <br /> III. ENVIRONMENTAL SERVICES <br /> A. The storage of hazardous materials in quantities equal to or greater than 55 gallons, 200 <br /> cubic feet or 500 pounds and generating any amount of hazardous waste requires submittal <br /> of a Hazardous Materials Business Plan (HMBP). Prior to issuance of a certificate of <br /> occupancy or final of a business permit, whichever occurs first, a HMBP shall be <br /> submitted to Environmental Services for the storage and use of planned hazardous <br /> materials and/or generation of hazardous waste. The plan is subject to the review and <br /> approval of Environmental Services. <br /> OR <br /> The storage of hazardous materials in quantities equal to or exceeding permit amounts <br /> listed in CA Fire Code Section 105, Tables 105.6.8, 105.6.10 or 105.6.20, but below <br /> Agreement to Conditions June 6,2013 <br /> PLN201 3-00012 Page 3 of 5 <br />
