EXHIBIT A <br /> SCOPE OF SERVICES <br /> TASK 1A: The Contractor shall meet with City staff, become familiar with the project site, and <br /> review the feasibility study. Contractor shall prepare a site plan (base map will be provided <br /> by City to Contractor in AutoCAD format)of the Marina Study Area(MSA). <br /> TASK 1B: The Contractor shall prepare a site assessment in graphic and text format identifying <br /> the areas and elements most needing attention in the MSA, giving consideration to the <br /> feasibility study recommendations. The site assessment document is the deliverable. <br /> Community Meeting. <br /> Contractor shall consider the following elements for inclusion in the site assessment: <br /> • Circulation: Multi-modal (pedestrian, bicycle, golf cart) connections between <br /> each development site and other MSA activity nodes, automobile routes, and public <br /> access; <br /> • Positioning: New development pad placements, development site landscaping, <br /> and access road routing; <br /> • Directional signage; <br /> • Lighting, street furniture, and public (non-park) landscaping; <br /> • Other physical elements that may come up during the process as agreed upon by <br /> City staff and Contractor. <br /> TASK 2: Contractor shall develop design alternatives for each of the elements as determined <br /> in the site assessment. The design alternatives shall be graphically represented individually <br /> and the elements shall be located in the recommended sites on the MSA site plan. <br /> Contractor shall coordinate review of preliminary individual designs for the <br /> recommended elements and the MSA site plan. One design alternative for each element <br /> will be selected as preferred by Contractor and staff, and the site plan's recommended <br /> locations will be confirmed. The Contractor shall prepare preliminary elevation drawings of <br /> suitable size and detail to define each proposed new/reconstructed element within the <br /> preferred program, and update the site plan to reflect proposed changes to the MSA. The <br /> designs shall include text, colors, and materials. The Contractor shall follow the City's <br /> development policies, guidelines, and ordinances in creating the designs. Five (5) <br /> reproducible sets of the design alternatives and site plan package are the deliverables. <br /> BCDC Meeting and Possible Commission Meeting. <br /> TASK 3: Contractor shall prepare a draft design plan—one assembled document with the site <br /> plan and elevations. Five (5) reproducible copies are the deliverables. After concurrence <br /> from City staff, Contractor shall prepare a preliminary cost estimate for implementing the <br /> design plan and be available to meet with staff and community members to review the <br /> program.
