• <br /> EXHIBIT A <br /> SCOPE OF SERVICES <br /> PROJECT DESCRIPTION <br /> The City of San Leandro would like to build a new senior center for use by residents. A budget for <br /> construction has been established at$8,820,000.00 including furniture, computers, and contingency but <br /> excluding permits,inspection,land acquisition, design, and project management. <br /> This contract is for consulting services to determine user needs and desires, develop a building program, <br /> develop a conceptual site plan,estimate construction cost, and recommend locations for the San Leandro <br /> Senior Center. Work shall be as required to deliver the above items and as outlined below. <br /> 1.0 PROJECT INITIATION <br /> 1.1 The Contractor shall review City-provided project information. <br /> 1.2 The Contractor shall conduct a site visit. <br /> 1.3 The Contractor shall conduct Project Management Team(PMT)Meeting 1. <br /> 1.4 The Contractor shall prepare a refined Work Plan. <br /> 1.5 The Contractor shall prepare a refined Project Schedule. <br /> 1.6 The Contractor shall prepare a project directory and project goals statement. <br /> DELIVERABLES: Project Directory, Schedule, Work Plan, and Project Goals Statement <br /> MEETING: One Project Management Team (PMT)Meeting <br /> 2.0 PROGRAMMING <br /> 2.1 The Contractor shall prepare project goals,program evaluation criteria,and project vision <br /> for public meetings. <br /> 2.2 The Contractor shall conduct PMT Meeting 2 to prepare for the Advisory Committee and <br /> Community Meetings and review project goals,program evaluation criteria,and project <br /> vision and discuss potential programs in preparation for the Advisory Committee and <br /> Community Meetings. <br /> 2.3 The Contractor shall conduct Advisory Committee (AC)Meeting 1 to discuss and <br /> establish goals for the program,to identify program evaluation criteria, and discuss <br /> potential senior center programs. <br /> 2.4 The Contractor shall conduct Community Meeting 1 to establish desired project goals and <br /> program evaluation criteria,discuss desired senior center programs, and then prioritize <br /> programs. <br /> 2.5 The Contractor shall conduct meeting follow-up. <br /> 2.6 The Contractor shall develop a draft program. <br /> 2.7 The Contractor shall conduct PMT Meeting 3 to review the draft program and discuss <br /> goals for building and site. <br /> 2.8 The Contractor shall preview the draft program and discuss goals for building and site <br /> with the Advisory Committee. <br /> 2.9 The Contractor shall prepare for Community Meeting 2. <br /> 2.10 The Contractor shall conduct Community Meeting 2 to present and receive feedback on <br /> draft program, and discuss goals for building and site. <br /> 2.11 The Contractor shall revise the draft program. <br /> 2.12 The Contractor shall conduct PMT Meeting 4 to present the recommended program. <br /> 2.13 The Contractor shall conduct AC Meeting 2 to present the recommended program. <br /> Contractual Services Agreement Page 3 of 23 <br /> Revised 5-02 Senior Center <br />
