Minutes - San Leandro City Council Meeting - September 7, 1993 Page - 15 - <br /> PUBLIC HEARINGS (continued) <br /> Jeff Abramson from Pacific Union, the Applicant, said they are just <br /> getting ready for preliminary sales next door. He said they are <br /> excited about the project. He said they worked with Dan Nagle of the <br /> City to plant trees on Preda Street. He said Pacific Union cut the <br /> concrete and paid for upsizing the trees, and the City planted them, <br /> and they look a lot better. He said they are currently in escrow with <br /> Umphred's Furniture Factory and will probably close around the end of <br /> the year. He said, regarding the soils analysis, 11 borings were done <br /> in the ground, and more than 30 samples Were taken from such locations <br /> as the paint booth, railroad spur, and storage area. He said they also <br /> took groundwater samples and found no tetrachloroethylene on the site. <br /> He said the plume is moving southwesterly. He said this project is <br /> similar to the one next door, and they are trying to make it a <br /> continuation. He said he thinks it will be successful . <br /> Council Member Corbett said she was very impressed that Pacific Union <br /> offered to construct additional masonry walls, even though they were <br /> not required, and complimented them for doing so. She asked what the <br /> sales price would be. Mr. Abramson said that would be finalized <br /> tomorrow, but it was expected that the prices would be around $230,000. <br /> He said the Magnolia Lane projects had larger homes at higher prices. <br /> He said they reduced the prices for these homes by dropping the size of <br /> the home but not dropping any of the features. <br /> Council Member Myers said the homes near completion look good and <br /> complimented Pacific Union for a job well done. <br /> Mr. Abramson noted that these homes are not being built on vacant land. <br /> He said he thinks the traffic from the homes will be less than there <br /> was when United Piston was on the site. <br /> • <br /> The Hearing was then opened to the public. <br /> Lou Filipovich, 15376 Laverne Drive, asked if Item H, which had been <br /> adopted by the City Council , would apply to this development. Mayor <br /> Faria said it would not; this was a residential development. Mr. <br /> Filipovich asked if Item H was mandatory or permissive. City Attorney <br /> Steve Meyers said it was mandatory. <br /> Mr. Filipovich asked, if it related to residential property, would it <br /> be mandatory or permissive. City Attorney Meyers said the Ordinance <br /> adopted by the City Council was intended to prohibit for 45 days the <br /> issuance of permits for certain uses which the City Council has found <br /> to be inconsistent with the North Area Specific Plan. He said it has <br /> nothing to do with residential uses. <br /> Mr. Filipovich asked, under a hypothetical situation, would it be <br /> mandatory or permissive. He said he wanted ,to be sure the residents <br /> would not wake up tomorrow morning and find out this applies to <br /> residences. <br />
