(2747) <br /> Introduced by Council Member Myers, who moved its adoption, seconded <br /> by Council Member Corbett, and carried by the following called vote: <br /> AYES: Council Members Corbett, Kerr, Myers, Nahm, Perry, <br /> Polvorosa; Mayor Faria ( 7 ) <br /> NOES: None ( 0 ) <br /> ABSENT: None ( 0 ) <br /> B. Matter of PD-93-1, PDP; Planned Unit Development, Precise Development <br /> Plan; to Construct a 28-Unit Condominium with Frontage on Both East <br /> 14th Street and Donna Street; and <br /> Tract Map 6633; to Subdivide Property for a 28-Unit Condominium; 14835 <br /> East 14th Street; Known as the Former Ashland Lumber Site; Assessor's <br /> Parcel Number 77D-1475-10-1 and a Portion of 27-2; Bautista/Federighi ; <br /> C-2 (Light Commercial ) District and R-2 (Two-Family) District. <br /> This being the time and place for the Public Hearing on the above <br /> matter, Norm Weisbrod, Associate Planner, said this is a Precise Plan. <br /> He said there was considerable discussion during the General <br /> Development Plan stage regarding this project. He said it fronts on <br /> East 14th Street, also has frontage on Donna Street, and is the site of <br /> the former Ashland Lumber Company. He said the proposal is for a 28- <br /> unit condominium development, and the matter before the Council tonight <br /> was the Precise Development Plan and the Tentative Tract Map 6633. He <br /> said there will be no access to this project from Donna Street. He <br /> said there will be a masonry wall behind the sidewalk on Donna and a <br /> gate for emergency vehicles only. He said there will be a wrought-iron <br /> security fence on East 14th Street. He said the driveway will be open <br /> at all times for residents and visitors. He said Donna Street will <br /> have a sign directing people to East 14th Street. Visitor parking will <br /> be included, increased from 7 to 10 spaces, and a Condition will be <br /> included that recreational vehicles may not be parked at the site. He <br /> said the project will be built in two phases. <br /> Council Member Perry asked whether the pads for the second phase would <br /> be maintained in an attractive manner. Mr. Weisbrod said the pads <br /> would be secured during construction. <br /> Council Member Nahm said there used to be an alley adjacent to the <br /> three houses on Donna Street and asked if it had been split. Mr. <br /> Weisbrod explained how the property in the surrounding area had been <br /> dispersed. <br /> Council Member Nahm commended the developer for being sensitive to the <br /> emergency access issue and applauded his work with the community. <br />
