She described
the parking plan, the location of the buildings on the site, exterior wall
treatments, and the landscape plan. She said one of the key issues is the
matter of parking adequacy and the Planning Commission had recommended this
development be approved with a deficit of five parking spaces because of its
proximity to BART and AC Transit.
Ed Choy, the Architect for the project, also described the design of the
building and layout on the property.
Al Rosenga, 534 Parrott Street, said the Peralta Citizens Association
recommended approval of the project. They had worked with the developer and
felt there would be no shadow effect on adjacent properties from the second
floor of the building, the trash container was well situated, and this
development would be a catalyst for beneficial development along the rest
of this corridor.
City Council asked a number of questions related to the location of windows
on the second floor, columns in the parking area, the parapet on the front
of the building, how trash collection and delivery of supplies would be
handled.
Kelly McGilly, Manager of the building, described how garbage pickup was
handled at the current location and indicated she felt there would be no
problem here.
There being no further comments from the public, on motion of Council Member
Santos, seconded by Council Member Suchman and carried unanimously, the
Public Hearing was closed.
On motion of Council Member Jardin, seconded by Council Member Faria and
carried unanimously, PD-90-2 was approved.
