1.28.020 <br />(Note: The establishment of a truck ter- <br />minal is prohibited in Area 5 Expansion Ar- <br />ea D, when adjacent to a residential land <br />use) <br />1. The following uses may be permitted <br />with agency discretion in areas designated <br />"retail sales and office facilities ReO" on the <br />land utilization plan, Exhibit 1.28.020: <br />a. Retail sales of primarily new mer- <br />chandise including, but not limited to, sale <br />of confections, bakery goods, food, drugs, <br />flowers, gifts, books, furniture, office sup- <br />plies, hardware, clothes, shoes, cameras, <br />appliances, radios, television, jewelry, paint- <br />ing, liquor, paint; <br />b. Personal service establishments in- <br />cluding, but not limited to, beauty shops, <br />barber shops, portrait studios, radio and tel- <br />evision repair, shoe repair, real estate, office <br />machine repair, auto leasing, tailors; <br />c. Household and business service es- <br />tablishments including, but not limited to, <br />interior decorating, upholstery, automatic <br />laundry, laundry and dry cleaning pick-up <br />station; <br />d. Business, professional, administra- <br />tive and executive offices including, but not <br />limited to, offices for doctors, dentists, ar- <br />chitects, attorneys, engineers, public utili- <br />ties, accountants, insurance companies; <br />e. Financial institutions including <br />banks, savings and loan companies, finance <br />companies; <br />f. Restaurants, taverns to be consistent <br />with the provisions of the San Leandro Zon- <br />ing Code; <br />g. Parking areas and structures for pas- <br />senger automobiles; <br />h. Business and professional schools, <br />including beauty academies which do not <br />occupy the street or ground floor of a build- <br />ing; <br />(San Leandro Redevelopment Agency Supp. No. 2, 12-05) 32 <br />i. Lodges, clubs, social and fraternal <br />organizations, public or quasi -public build- <br />ings, post office; <br />j. Automotive service station, the activ- <br />ity of which provides for dispensing of fuel <br />and petroleum products and minor auto re- <br />pair services, but excludes major auto repair <br />work; <br />k. Child-care facilities; and <br />1. Mortuary. <br />2. The following uses may be permitted <br />in areas designated "professional office O" <br />on the land utilization plan, Exhibit <br />1.28.020: <br />a. Professional, administrative and ex- <br />ecutive offices, the activities of which do not <br />include the manufacture, storage, display or <br />handling of merchandise for sale on the <br />premises; <br />b. Medical or dental clinic or laborato- <br />ry; <br />c. Any of the following when located <br />within the same building as a use listed in <br />(a) or (b); barber shop, beauty shop, retail <br />confectionery, candy or gift store, pharmacy, <br />newsstand, restaurant or dispensing optician; <br />d. Parking areas and structures for pas- <br />senger automobiles; <br />e. School or studio for teaching art, <br />dancing, dramatics, music or secretarial <br />work; <br />£ Industrial laboratory or facility spe- <br />cializing in the production, assembly and <br />testing of high technology research systems, <br />such as biotechnology. Ancillary storage and <br />warehousing uses; <br />g. Site -serving restaurant, or other per- <br />sonal service facilities of a type necessary to <br />serve uses permitted herein, provided that <br />applicant shall, in each instance, demon- <br />strate that the proposed use is required to <br />support uses permitted herein; <br />
