hazardous, noxious or offensive to the pro- <br />ject area or to the community.) <br />a. Manufacture within a building of <br />such goods as toys, novelties or clothing; <br />b. Assembly, packaging, repairing or <br />secondary processing within a building of <br />previously prepared materials; <br />c. Manufacturing, processing, packag- <br />ing, treatment of fabrication of goods and <br />merchandise within a building; <br />d. Industrial laboratory or facility spe- <br />cializing in the production, assembly and <br />testing of high technology research systems, <br />storage building, warehouse; <br />e. Publishing, printing, lithographing, <br />engraving; <br />f. Public and quasi -public buildings <br />and uses and public utility buildings or ser- <br />vice yards, when necessary to serve the area; <br />g. Restaurant, or other personal service <br />facilities of a type necessary to serve uses <br />permitted herein, provided that applicant <br />shall, in each instance, demonstrate that the <br />proposed use is required to support uses <br />permitted herein; <br />h. Medical offices, clinic or laboratory <br />limited to the practice of industrial medi- <br />cine; <br />i. An industrial use not listed herein <br />provided that a showing of complete com- <br />patibility with uses permitted and with the <br />stated purpose of this class of district can be <br />made; <br />j. Mini -warehouse; warehouse; distri- <br />bution facility. <br />9. Temporary Uses. <br />a. Temporary uses other than those <br />provided for in Exhibit 1.28.020 may be ap- <br />proved by the agency where the following <br />circumstances are determined by the agency <br />to exist: <br />1.28.020 <br />i. The agency owns the fee or holds a <br />leasehold interest for a period greater than <br />the duration of such temporary use; and <br />ii. The immediate development of the <br />site in accordance with Exhibit 1.28.020 is <br />not possible because of incomplete land as- <br />sembly, infrastructure improvements, relo- <br />cation of occupants, or for other reasons as <br />determined by the agency. <br />b. Such temporary use shall be gov- <br />erned by a temporary use plan approved by <br />the agency. The temporary use plan shall <br />provide as follows, to the satisfaction of the <br />agency. <br />i. Buildings to be occupied by a tempo- <br />rary use shall substantially conform to cur- <br />rent building and fire codes without exten- <br />sive additional work; <br />ii. No building to be occupied by a tem- <br />porary use shall be partitioned into sub -units <br />for separate occupancy; <br />iii. No substantial exterior or interior <br />remodeling shall be undertaken; and <br />iv. Screening of temporary use areas to <br />minimize adverse impacts on adjacent prop- <br />erty shall be provided. (Res. 2001-21, 2001; <br />Ord. 95-06 (part), 1995; Plaza 2 redev.
