File Number: 14-235 <br />Analysis <br />The Lease’s basic terms are as follows: <br />Landlord: CITY OF SAN LEANDRO <br />Tenant:SAN LEANDRO UNIFIED SCHOOL DISTRICT <br />Leased Premises <br />Address: 835 East 14th Street, San Leandro, CA <br />Building:San Leandro City Hall <br />Property:San Leandro Civic Center <br />Rentable Area:Approximately 3,675 rentable square feet, all of which is on the <br />second floor of the Building (office space formerly occupied by the <br />Alameda County Fire Department) <br />Term:5 Years <br />Commence Date: July 1, 2014 <br />Expiration Date: Midnight, July 1, 2019 <br />Extension Option:A one-time option to extend the Term of the Lease for an additional <br />five (5) years <br />Base Rent:Minimum Annual Base Rent: $56,000.00 for the first year, <br />$4666.67 per month, to escalate by the Consumer Price Index for <br />the San Francisco/Oakland/San Jose Bay Area each year of the <br />term. If the option is exercised, then the Minimum Annual Base <br />Rent shall increase by the CPI for each subsequent year until the <br />end of the Term. <br />Permitted Use:The Premises shall be used for public school district administration <br />purposes only.
